Tucked back from the tree-lined street behind a garden large enough for a bike store, inside, the hallway is instantly restful with gracious proportions and original plasterwork high overhead, whilst gleaming floorboards give guests and children free rein as it flows into a sunny living/dining room to enjoy with friends and family. Classically beautiful with an original floral frieze, this room is inviting in all seasons as a broad bay almost fills the south wall and a large window at the back each frame leafy views, so guests can relax by an open fire or dine in rare seclusion enjoying the gardens at any time of year. Matching fireplaces bring a soothing symmetry and a subtle, practical touch is an open hatch to the kitchen diner for seamless entertaining. Stylish and sociable with plenty of space for a family table and a cat flap built into the wall, the kitchen is lined with windows and has French doors to the garden, ideal for an al fresco lifestyle. Designed by Violet Designs tiles underfoot conceal underfloor heat, streamlined units deliver sophisticated storage solutions (including a pull-out wine rack!) and stylish Corian surfaces add a flawless finish. The high-end Neff 5 ring hob is beneath a discreet hood, the Neff microwave, grill/combi and fan oven are all at eye level. All other appliances are integrated, creating sleek lines.
Outside, the large garden is full of the joys of spring. Well-tended by talented green fingers, steps rise past beds planted for scent and all year interest to a level lawn made private by mature shrubs and trees. At the far end, a sun deck is shaded by a gazebo which has recently been put in and which is adorned by a well-established, and valuable, black grape fruiting vine.
Returning inside, at the top of the stairs a luxury bathroom has a spa-like feel and is not overlooked – so you don’t need shutters. Large enough for both a bath with a wand attachment and separate, double width, walk-in shower, meticulous attention to detail extends to the sleek wall set hand basin. Next door, the first of the double bedrooms has space for quiet study if you want to work from home, with inspiring views over the garden. On the first floor and quiet at the back, a double bedroom has a verdant vista – so it is private – and a calm refuge and floor to ceiling wardrobe it is ready for your move. At the front, the generous principal bedroom shimmers in designer paper. With plenty of appeal, it has fitted wardrobes on each side of a handsome fireplace, the broad bay brings in the Sussex sunshine. Private and peaceful at the top, the 2007 (approx.) extension has created a serene sanctuary with a fabulous en suite shower room where guests will feel like VIP’s and unwind looking across an unusually open view over the garden and the gazebo, making it very private and very quiet at night.
Agent says:
“This house offers the best of all worlds – it’s quiet but convenient for the city in a good school catchment area and close to both Queen’s Park and the sea, and it’s absolutely ready to move into.”
Owner’s secret:
’We have lived here for more than 20 years and both children had a fantastic primary school experience at St Luke’s. The community of Queens Park has given us many friends and a wonderful family social life. The house itself is full of lovely Victorian features; we love the period character throughout and the space in the kitchen/diner. The garden is really pretty, and the terrace is a real sun trap. The house has a great position on the road, as it is not overlooked at the back and there are no houses opposite, making it private and, unusually for Brighton, easy to park. Something we’re really going to miss when we move!'
