A new report from Charters, a leading lettings and sales agency across the South of England, has revealed the region saw average rents remain stable in Q1 and now sit at an average of £1,309 per calendar month (pcm), which is +2% compared to Q4 2025.

Coastal towns and cities continue to appeal to renters looking for a lively lifestyle with the added benefits of seaside living, and within a realistic commute to London for hybrid working. In the lettings market, demand continues to outweigh supply. This level of demand is attracting investor interest, whilst tenants continue to face competitive conditions, particularly when searching for high-quality well-located homes.

Despite the anticipation of the Renters’ Rights Act coming into force, its impact at a local level in the South has been limited. Activity in property appraisals across both lettings and sales stayed strong at the start of the year, with lettings up 26% and sales up 51% compared with the previous quarter.

In the South of England sales market, instruction levels increased by 39% compared with Q4 2025, as more sellers return to the market following a period of hesitation. Sales activity in the first part of 2026 has been largely driven by life-stage decisions, including relocation, family needs and lifestyle changes, rather than attempts to time the wider market. Viewings per new instruction have increased by 8% in Q1 2026 compared to Q4 2025.
