OUR OFFICESThere are essentially three types of surveys to be considered: BUILDING | HOMEBUYERS | VALUATION
Often referred to as a structural survey, a Building Survey involves a detailed inspection of all the elements of construction and includes extensive technical information on the condition of the property and materials used.
This survey is designed to provide a detailed assessment of a property’s construction and condition, in the context of a transaction to purchase but also in consideration of the intended use, maintenance and upkeep.
The Homebuyer Survey is a concise report provided in a standard format designed specifically by the Royal Institution of Chartered Surveyors. It will provide you with an overall opinion of the general condition of the property.
Intended for houses, apartments and bungalows which are of traditional construction, this report is designed to aid you in making an informed decision on whether or not to purchase the property.
The report will advise upon any defects considered urgent or significant and any matters requiring further investigation, that are likely to have an effect on value. This type of survey also states whether the property is being sold at a reasonable price prior to exchanging contracts.
A Valuation report provides you with a current market value of the property based upon the prevailing market conditions. This is not a detailed survey and only notes immediately apparent defects.
Most mortgage companies will require a mortgage valuation survey and many purchasers feel that this is all they require.
This is a very simple inspection which is designed to establish whether the property value is sufficient to cover the amount of lending. In many instances this limited type of survey will not uncover structural or other major defects which may have a significant consequence on the value of the property and your enjoyment of it.
