FEES TO TENANTS

BEFORE YOU MOVE IN

Preliminary Monies

£500 is payable upon agreement of an offer as a gesture of your intent to proceed with the tenancy. This is later deducted from the first month’s rent once due. Please note that should you fail referencing or withdraw from the offer this is returnable less any costs incurred.

Administration Fee £480 (inc VAT) for one or two tenants or £570 (inc VAT) for three or more tenants

Preparation of tenancy paperwork, referencing – identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability.

Security Deposit

A returnable security deposit is required equivalent to one and a half months rent and will be registered with a Government authorised deposit protection scheme.

Pet Deposit

This is a returnable additional security deposit of half a month rent to cover the added risk of property damage from pets. This will be protected with your security deposit in a Government authorised scheme.

DURING YOUR TENANCY

Amendment Fee: £150 (inc VAT)

Contract negotiation, amending terms and updating your tenancy agreement during your tenancy if requested.

Change of tenant during tenancy £210 (inc VAT) The cost of one reference and the administration of a new tenancy agreement and deposit reregistration.

Tenancy Renewal Fee £60 (inc VAT) Preparation of a new tenancy agreement and re- registering the deposit.

ENDING YOUR TENANCY

Price varies dependent on the size of property but a figure will be provided prior to making an offer. This covers the cost of an independent inventory clerk attending the property to undertake an updated Schedule of Condition based on the original inventory.

OTHER FEES AND CHARGES

Lost Security Items: £36 (inc VAT) plus item cost

Obtaining necessary permissions, sourcing providers and travel costs.

Unpaid Rent / Returned Payments

Interest at 5% above Bank of England Base Rate from date due.

Late rental payment charge £30 (inc VAT)

To cover the additional administrative costs of chasing and processing late rental payments.

End of tenancy cleaning (if required) £18 (inc VAT) per hour

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
