Trust in Charters

We understand that the sale of a property can be a difficult and stress-inducing process, if not handled appropriately.  We also truly appreciate the trust placed in us when we are instructed to handle the sale of what is, for most, their largest and most personal asset.

This is why we work hard to make sure that the sale of your home progresses as smoothly as possible.  We understand that each of our client’s circumstances is unique and so we offer a bespoke, effective, personal service, tailored to suit you and your individual requirements.

“From the first time you speak with this agent you realise there is something uniquely different to anyone else out there. They listen, understand your requirements and quickly identify what you are looking for. Throughout our search process it’s felt like we have been house shopping with friends. Whilst house buying is roller coaster the team here will do anything possible to take the stress away and go that extra mile to support you – doing viewings at night/weekends and even days off.” Client testimonial via Feefo.

Each member of our team at Charters is specifically trained and dedicated to a relevant role in the sale and marketing process and you will have your own primary contact to oversee this process, keeping you up to date with consistent communication every step of the way.

Working closely together, and on your behalf, are our Sales Managers who are devoted to securing viewings and offers for your property.  Our senior personnel within each branch will then negotiate on your behalf to ensure we achieve the best price possible and once an acceptable offer is agreed, our dedicated Sales Progression team will see your sale through to completion, liaising with all parties, updating you and advising you at every stage through to the successful completion of your sale.

Working with Charters ensures you have the best of everything.

Do I need an estate agent to sell my property?

Technically, you don’t need an estate agent in order to sell your home. However, estate agents are best placed to market your property and negotiate the best price possible on your behalf. They are also there to help guide you through the process of selling.

How will I know if I’ve had an offer?

We are legally obliged to inform you of any offers and will let you know by phone and in writing. We can then negotiate on your behalf or inform a buyer you’d like to accept their offer.

Do I need a conveyancer or property solicitor?

Technically no but it’s extremely difficult to manage a property transaction without legal help.

How do I advertise my house?

All estate agents are different but we will advertise your house via numerous channels including:

What if prospective buyers have questions about my property?

At Charters, we are available 24/7 to answer questions in and out of office hours to help promote your house. Serious inquiries will have in-depth questions about your property and you will be asked to fill in questionnaires.

What costs are involved with selling a home?

  • Energy Performance Certificate (EPC) for the property (may be included in estate agent fees)
  • Estate agent fees
  • Conveyancing/solicitor fees
  • Removals fees

How long does it take to sell a house?

This varies a lot. It depends on many variables including the local property market and the buyer’s and seller’s circumstances. However, once you’ve accepted an offer, the average time to then complete is anything from 11 weeks to six months.

Do I need to take pictures/draw floorplans?

No. At Charters, we will arrange for professional photographs of your property and create floor plans on your behalf.

Do I have to pay stamp duty when I sell?

No. As the seller, you do not pay stamp duty on the property you are selling. This tax on property transactions is paid by the buyer. (If you are also buying a property you will be responsible for the stamp duty on that property.)

Is there a difference between exchange and completion?

  • The moment of ‘exchange’ is when you exchange contracts with the buyer. From that moment you are both in a legally binding agreement to sell/buy the property.
  • ‘Completion’ is when your solicitor receives the money for the property, the keys are physically handed over to the new owners and they are then responsible for the house. You move out and they can move in.

What happens at the point of completion?

The solicitors for both parties carry out final checks and their solicitor will transfer money for house to your solicitor. Once this happens, your solicitor will confirm completion and instruct your estate agent to hand over the keys to the buyer. The new owners assume legal responsibility for the house and can physically move in.

Do I have to move out on completion day?

Yes. On completion day ownership of the house legally transfers from you to the buyer. It’s no longer yours and you must move out on or before that day.

What is a chain?

Chains are very common in property transactions. It is when a group of properties’ sales depend on one another. I.e. a buyer can’t buy until they’ve sold their house to someone who needs to sell their own house and so on. If one sale in the chain falls through, nobody in the chain can move.

Where can I ask more questions?

Hopefully these FAQs have answered many of your questions about selling a house. If you’re unsure of anything or would like more information, talk to your estate agent who will be happy to help. They’ve gone through this process countless times and will be able to talk you through the whole process.

Marketing your home

Why Charters?

Charters began in 2009 with one office in central Winchester and have since grown the network with a high street presence in Alresford, Alton, Bishops Waltham, Chandlers Ford, Farnham, Park Gate, Romsey and Southampton.

Yet we remain a local business, founded and run by local property experts and we understand the area and our market like no other.

At Charters, we appreciate the significant impact that marketing has on the sale of a property and we are dedicated to ensuring that our clients feel comfortable with and confident in the marketing strategy we propose.

We actively market our properties on Rightmove and On The Market portals and across our social media channelsFacebook, Twitter, Instagram and LinkedIn. Where suitable, we also have access to the main regional printed press and magazine titles.

Whilst we are the experts when it comes to selling your home, we always use experts to take professional photography and provide floorplans for your property to ensure that we appeal to as wide an audience as possible and that your property is presented at its very best.

We also offer online video property tours and 360 degree Virtual Tours (Matterport) for out-of-area buyers to really get a feel for your home from afar. Because of our network, we are also able to offer drone photography and video to achieve some outstanding images and footage from above.

So confident are we in our ability to secure a buyer for you, at the best possible price, that we do not charge any upfront or additional marketing fees.  Our fee only becomes due on successful legal completion of a sale.

Understanding the importance of online marketing, we also truly recognise that this business is about people.  This is why we are open seven days a week and are on hand 24/7 to allow potential buyers, local or afar, the opportunity to learn about and view your property.

It is important to understand that our primary source of marketing is us!  We have a committed structure where all of our Sales Managers are in the office for hours each day, speaking to our clients and securing viewings for your property.

Our welcoming, enthusiastic and professional attitude and ethic over the years has ensured that we know our buyers and their needs personally and as such we have acquired a vast database of potential buyers whose requirements meet that of your home.
